Renting a Property

Finding a new home to rent can be a competitive and stressful process, with such high demand for properties in Edinburgh even arranging a viewing can be a challenge.  Below are a few simple steps that, once complete could see you in one of our managed properties

Applying for a property

Our leases are a PRT (private residential tenancy) agreement, deposits start at equivalent to a month and half of rent.

Viewing a property

Book a property viewing at a time that suits you best, evenings or weekends, we will fit in around you!

Deposit

Pay your holding deposit, £200 for 1 or 2 bed, £400 for 3 bed or more. Your full deposit will be between 150% and 200% of the monthly rent depending on your circumstances. We will be able to confirm this once referencing has been completed. The holding deposit will be credited towards the full deposit and secured with Safe Deposit Scotland.

Application form

We’ll send you confirmation once we’ve received the payment and a link to complete the full application form.

Signing your lease

Our leases are signed on line. We’ll send you an email to confirm it’s on its way and a link to the Statutory notes that go with it. You’ll then receive a separate email with a link to sign the lease, it’s that simple!

Payments

Rent should be made by bank transfer, we need to have cleared funds in our account by the day before your lease starts at the latest so please leave plenty of time.  Monthly rent payments thereafter should be made by standing order, standing order mandate provided.

Move in & Inventory

With all the other paperwork signed and payment already made, you can go straight to the property when you’re ready to move in.
